Home Buying Calculators for India
Six free calculators that answer the money questions every apartment buyer has: what EMI you will pay, what the flat really costs after stamp duty and GST, how much you can afford, what you pay while it is being built, how much usable space you get, and whether buying beats renting.
How to use these calculators when buying a flat
- Set a budget. The affordability calculator works backwards from your take-home income, current EMIs and savings to the highest price a bank will fund.
- Price the actual flat. The quoted price is not what you pay. The stamp duty calculator adds stamp duty, registration, GST and other charges for the city you choose.
- Check the usable space. Use the carpet area calculator to see how much of the quoted super built-up area you can actually use, and the real price per sq ft.
- Plan the monthly outgo. Use the EMI calculator for a ready flat, or the pre-EMI calculator if the project is under construction.
- Sense-check the decision. The rent vs buy calculator shows how long it takes for buying to pay off against renting.
Before you pay a booking amount, check the project on the state RERA portal. Our guide on how to check RERA registration walks through it.
Calculators — FAQs
Start with the home affordability calculator to set a realistic budget. Then use the stamp duty calculator to see the full cost of a specific flat, and the EMI or pre-EMI calculator to plan the monthly outgo.
Yes. They are free, need no sign-up and run in your browser. Nothing you type is sent to us.
The maths is exact for the inputs you enter, but the inputs are your assumptions. Interest rates, stamp duty, registration fees and bank rules change, so treat the results as planning estimates and confirm the figures with your lender and the sub-registrar office.
They start at 7.5% a year, which you can change. Starting rates at major banks were around 7.25%–8.5% in October 2026; your rate depends on your credit score and lender.
Each state notifies its own stamp duty and registration fees. We compile them from published sources, note when each rate was last reviewed, and mark rates that have been checked against the state notification. Always confirm the rate on the state registration portal before paying.
