Terms of Use
What this site is, what it isn't, and what happens when you send us an enquiry. Short, because long terms are usually hiding something.
The short answer
We are an information platform, not a broker, not an agent, and not the seller. We publish information sourced from RERA filings and public records, and we connect you with developers.
We charge you nothing. We do not handle your money. We are not party to any transaction between you and a developer — and you must verify everything with the state RERA authority before you buy.

1. What this site is
apartmentsforsale.in (operated by Alphazag) is an information platform about residential real estate in India.
We do three things:
- Publish information about residential projects, sourced principally from RERA filings and other public records.
- Explain the terms, laws and calculations involved in buying a home in India.
- Pass your enquiry to the developer of a project you are interested in, with your consent.
We charge you nothing for any of this.
2. What this site is not
We are not a broker or an estate agent. We do not represent you in a transaction and we do not represent the seller.
We are not the seller. Every property described on this site belongs to a developer or an owner. We do not own it and we cannot sell it to you.
We are not a party to your transaction. Any agreement you enter into is between you and the developer. We are not a party to it, we do not guarantee it, and we do not handle any money.
We do not give legal, financial, tax or investment advice. Nothing on this site is advice. Take proper advice from a qualified professional before you commit money.
3. The information on this site
Where it comes from
Project information is sourced principally from RERA filings — the public records developers are legally required to file with state regulatory authorities. Glossary content is our own explanation of Indian property law and practice.
What we promise about it
We take reasonable care to be accurate. We would rather publish nothing than publish a figure we cannot source.
But real estate information changes constantly. Prices move. Possession dates slip. Inventory sells. RERA filings are amended. Information that was accurate when we published it may not be accurate when you read it.
Before you pay any money to anyone, verify the project directly with the relevant state RERA authority. It is free, it is public, and it takes ten minutes.
Do not rely on this site — or on any brochure, or on any sales executive — as your only source. We tell you how to check in our guide to checking RERA registration. Please use it.
Pricing
Where per-unit pricing is not disclosed in a project's RERA filing, we show “On Request”. We do not estimate, extrapolate or invent prices. A number on this site is a number we can point to a source for.
4. Enquiries
When you submit an enquiry form:
- You consent to us sharing your name, phone number, email and message with the developer of the project you enquired about, or their authorised channel partner, so that they can respond to you.
- They will contact you. That is the purpose of the enquiry.
- We may also contact you ourselves about your enquiry.
- You may withdraw your consent at any time — see our Privacy Policy.
We are not responsible for how a developer conducts itself after we introduce you. We choose who we work with and we will drop anyone who behaves badly toward buyers, but we cannot control them and we do not warrant their conduct.
If a developer we introduced you to treats you poorly, tell us. It is useful information and we will act on it.
5. How you may use the site
You may read it, quote it with attribution, and link to it. You may not:
- Scrape, crawl or systematically extract content from it for a competing service.
- Submit false, misleading or third-party personal data through our forms.
- Use the enquiry form to send marketing, spam or abuse.
- Attempt to gain unauthorised access to the site, its server or its data.
- Reproduce substantial parts of the site elsewhere without written permission.
We may block access to anyone doing any of these things, without notice.
6. Intellectual property
The content of this site — the writing, the tables, the calculations, the design, the code, the brand and the logo — belongs to us, except where it is sourced from public records.
RERA filings are public records and we claim no ownership of them. Project names, developer names and trade marks belong to their respective owners, and are used here descriptively and without any claim of affiliation or endorsement.
You may quote us with attribution and a link. Please do; that is what the writing is for. You may not republish it wholesale.
7. Limitation of liability
To the fullest extent permitted by Indian law:
- The site and its content are provided “as is”, without warranty of any kind.
- We are not liable for any loss arising from your reliance on information on this site, or from any transaction between you and a developer.
- We are not liable for the acts or omissions of any developer, agent or third party we introduce you to.
- We are not liable for indirect, incidental or consequential loss, including loss of profit or opportunity.
Nothing in these terms excludes liability that cannot lawfully be excluded — including liability for fraud, or for death or personal injury caused by negligence.
8. Governing law and jurisdiction
These terms are governed by the laws of India. The courts at Bengaluru, Karnataka have exclusive jurisdiction over any dispute arising from them or from your use of this site.
9. Changes to these terms
We may update these terms. The effective date at the top will change when we do. Continued use of the site after a change means you accept the updated terms.

Do you charge buyers anything?
No. The site is free to use and we do not charge you brokerage, a finder's fee, or anything else. We are not a broker.
Are you a broker or an estate agent?
No. We are an information platform. We do not represent you in a transaction, we do not represent the seller, and we are not a party to any agreement you enter into with a developer.
Is the information on this site guaranteed to be accurate?
No, and we won't pretend otherwise. We take reasonable care and we source project information from RERA filings, but prices move, possession dates slip and filings get amended. Always verify a project directly with the state RERA authority before paying any money. It is free and takes ten minutes.
What happens when I submit an enquiry?
We pass your name, phone, email and message to the developer of the project you asked about, or their authorised channel partner, so they can respond. They will contact you — that is the purpose of the enquiry. You can withdraw consent at any time by emailing contactus@apartmentsforsale.in.
Can I quote or link to your content?
Yes, with attribution and a link. That is what the writing is for. What you may not do is republish it wholesale or scrape it for a competing service.
