Carpet area, built-up area and super built-up area
Carpet area is the space you can actually use inside the flat. The RERA Act defines it as the net usable floor area of an apartment, excluding the area covered by external walls, service shafts, exclusive balconies or verandahs and exclusive open terraces, but including the area under internal partition walls.
Built-up area adds the thickness of the external walls and, in most cost sheets, balconies. Super built-up area adds your share of common areas such as lobbies, corridors, lifts, staircases and sometimes the clubhouse.
Since RERA, developers have to state the carpet area in the agreement and in their RERA filing, but many still advertise and price flats on super built-up area. The difference is the loading.
How to calculate loading
Some people quote it against the super built-up area instead: (super built-up − carpet) ÷ super built-up × 100. The calculator shows both, because developers and brokers use both and the numbers differ. For the example above, a 1,450 sq ft flat with 1,050 sq ft carpet has 38.1% loading on carpet, or 27.6% of the super built-up area, and you can use 72.4% of what you pay for.
Compare projects on price per sq ft of carpet area
Two projects quoting the same price per sq ft of super built-up area can be very different value. If one has 25% loading and the other 40%, the second gives you noticeably less usable space for the same money. Divide the total price by the RERA carpet area to compare like with like. Ask the developer for the carpet area of each room, and measure it at handover; our guide on how to measure carpet area explains how.

Carpet area & loading — FAQs
There is no fixed standard. Smaller loading means more usable space for your money. Projects with large clubhouses, wide corridors or many amenities tend to have higher loading. Compare projects on price per sq ft of carpet area rather than on loading alone.
Developers must state the carpet area in the RERA registration and in the agreement for sale. You can also see it in the project’s filings on the state RERA portal.
No. Under the RERA definition, exclusive balconies, verandahs and open terraces are excluded from carpet area. They are usually listed separately in the agreement.
Loading is the difference between the super built-up area and the carpet area. As a percentage of carpet area: (super built-up − carpet) ÷ carpet × 100. As a percentage of super built-up area, divide by the super built-up area instead.
One square metre is about 10.764 square feet, and one square yard is exactly 9 square feet.
