What to compare before you book
- RERA possession date, not the brochure date. The date the developer filed with RERA is the one they are accountable for.
- Price per sq ft of carpet area. Two projects quoting the same price can give very different usable space. Use the carpet area calculator.
- The all-in cost. Stamp duty, registration and GST add a large amount on top of the price; the stamp duty calculator shows it by city.
- Your monthly outgo. For under-construction projects, check the pre-EMI as well as the EMI after possession.
- See it in person. Visit the site and the show flat on a weekday as well as a weekend, and check the approach road at peak hours.
