State RERA Portals: Where to Check, State by State

The law is central. The portals are not. Here is where to look, wherever you are buying — and the one search almost nobody runs.

The short answer

RERA is a central law, administered by a SEPARATE AUTHORITY IN EACH STATE.

Each has its own portal, its own rules, its own fees, its own forms.

All of them let you search projects, promoters, agents and complaints — for free. And the most useful search is the one almost nobody runs: search by PROMOTER, not by project.

The three searches that matter

1. Search the PROJECT

The obvious one. Enter the RERA number or the project name. Read:

  • The declared possession date — not the one the sales team gave you
  • The quarterly progress reports
  • The carpet area schedule
  • The approvals uploaded — commencement certificate, layout, land conversion
  • Any complaints against the project

2. Search the PROMOTER — this is the one

The ten-minute check that tells you almost everything

Search by PROMOTER NAME, not by project name.

You will see every project that builder has registered — not just the one being sold to you.

Look at the ones from four and five years ago. Were they delivered? On time? Are there complaints?

A developer with three on-time deliveries is telling you something no brochure can. So is one with four delayed projects and a fifth being launched to you today.

It is free. It takes ten minutes. Almost no buyer does it. It is, by a wide margin, the highest-value ten minutes available to anyone buying an Indian apartment.

3. Search the AGENT

Ask your broker for their RERA agent registration number. Then verify it. An agent who isn't registered is operating unlawfully — and has no registration to lose when they mislead you.

Fake portals — a real and growing problem

Convincing fake portals exist. They return clean, official-looking records for projects with serious problems.

Search for the state authority by name. Type it yourself. Check the URL ends in .gov.in or is the authority's own official domain.

The same applies to a printed 'RERA certificate' handed to you in a sales office. It is a piece of paper. The portal is the record.

One thing about West Bengal

West Bengal initially enacted its own housing law — WBHIRA — rather than implementing the central RERA Act.

In 2021 the Supreme Court struck it down as unconstitutional, holding that the state could not legislate over a field already occupied by a central law.

West Bengal subsequently established WBRERA under the central Act.

If you bought in West Bengal during the WBHIRA period, the position of your project may be more complicated than elsewhere. Take advice.

RERA is central. Its administration is not.

The Real Estate (Regulation and Development) Act, 2016 is a central law. But it is administered by a separate authority in each state, each with its own portal, its own rules, its own forms, and its own fee schedule.

Which means: the principles below apply everywhere. The procedure does not.

Always check YOUR state's RERA portal for the current rules, forms and fees. Search for it by name — MahaRERA, K-RERA, TS-RERA, TNRERA, UP RERA, HARERA — rather than following a link a builder or a broker sends you.

Is RERA the same in every state?
